The lifespan of a roof depends on the materials used, weather conditions, and maintenance. On average, homeowners should plan to replace their roof every 20 to 30 years. Asphalt shingles typically last 20–25 years, while metal, tile, and slate roofs can last 40 years or more with proper care.

If your roof is nearing the end of its expected lifespan—or you’re noticing signs like curling shingles, leaks, or moss growth—it’s a good idea to schedule an inspection. Replacing your roof at the right time protects your home, improves energy efficiency, and maintains property value.


Costs can vary depending on many different factors. Material, pitch of roof, scope of work can increase the cost of roof replacement. If filing an insurance claim, it's crucial to work with an experienced roofing company to ensure nothing is missed and everything is covered.
